External Obsolescence

Unlike the others, this type stems from factors outside the property’s control; such as proximity to noise, environmental hazards, or undesirable surroundings. These issues are typically not correctable.

The key question: Is it worth fixing?

For physical and functional issues, property owners must evaluate whether the cost of repairs or upgrades will result in a meaningful return. Improvements such as replacing carpeting, upgrading appliances, or repairing major systems generally add value. However, larger-scale renovations like reconfiguring floor plan layouts or adding bathrooms may not always be financially justified.
